Booking Terms & Conditions

1. Booking & Confirmation

A booking is confirmed once we receive your signed rental agreement and deposit payment. You will receive a confirmation email with all booking details within 24 hours of confirmation.

All guests must be 25 years or older to make a reservation. The lead guest must be present throughout the entire stay.

2. Payment Terms

Deposit: A 50% deposit is required at the time of booking to secure your reservation.

Balance: The remaining 50% is due 60 days prior to arrival. For bookings made within 60 days of arrival, full payment is required at time of booking.

Security Deposit: A refundable security deposit may be required and will be returned within 14 days of departure, less any deductions for damages or additional charges.

3. Cancellation Policy

More than 60 days before arrival: Full refund minus $500 administrative fee.

30-60 days before arrival: 50% refund of total booking cost.

Less than 30 days before arrival: No refund.

We strongly recommend purchasing travel insurance to protect your investment against unforeseen circumstances.

4. Check-In & Check-Out

Check-in: 4:00 PM local time (unless otherwise specified)

Check-out: 11:00 AM local time (unless otherwise specified)

Early check-in or late check-out may be available upon request and may incur additional fees.

5. Guest Responsibilities

  • Treat the property and its contents with care and respect
  • Report any damages or maintenance issues immediately
  • Adhere to maximum occupancy limits as stated in your booking
  • Comply with property rules including noise restrictions and pool safety guidelines
  • No smoking inside properties unless specifically permitted
  • No pets unless the property is designated as pet-friendly
  • No events or parties without prior written approval

6. Property Changes

In rare circumstances, we may need to substitute your booked property with a comparable or superior alternative. If this occurs, we will notify you as soon as possible and offer you the choice of the alternative property or a full refund.

7. Force Majeure

KAPUANA is not liable for any failure to perform due to circumstances beyond our reasonable control, including but not limited to natural disasters, hurricanes, pandemics, government actions, or other force majeure events. In such cases, we will work with you to reschedule your stay or provide credit for future bookings.

8. Liability

KAPUANA acts as an agent between guests and property owners. While we carefully vet all properties, we are not liable for any injury, loss, or damage that occurs during your stay. Guests use all property facilities and amenities at their own risk.
