Booking & Reservations
You can book a villa by submitting an enquiry through our website, calling our reservations team, or emailing us directly. Our villa specialists will guide you through the process, answer any questions, and help you find the perfect property for your stay.
Once you've selected your villa, we'll send you a booking confirmation with all the details. A deposit of 50% is required to secure your reservation, with the remaining balance due 8 weeks before arrival. For bookings made within 8 weeks of arrival, full payment is required at the time of booking.
We can hold a villa for up to 48 hours while you finalize your travel plans. After this period, the villa will be released back to availability unless a deposit has been received.
We accept all major credit cards (Visa, Mastercard, American Express), bank transfers, and wire transfers. All payments are processed securely through our encrypted payment system.

Your Stay
Standard check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available upon request, subject to availability and potentially an additional fee.
Yes, our local representative or the villa manager will meet you at the property to provide a full orientation, show you around, explain how everything works, and answer any questions you may have.
All villa rentals include the property itself, basic utilities (water, electricity, WiFi), bed linens, bath towels, pool towels, and a starter kit of essentials. Many villas also include daily housekeeping, a private chef, or other services—check your specific villa listing for details.

Cancellation & Changes
Cancellations made more than 8 weeks before arrival will receive a full refund minus a 10% administrative fee. Cancellations within 8 weeks of arrival will forfeit the full rental amount. We strongly recommend purchasing travel insurance to protect your investment.
Date changes are subject to availability. If your new dates are available and the rate is the same or higher, we'll happily accommodate the change. If rates differ, the difference will be applied to your booking. Changes within 8 weeks of arrival may incur fees.
Early departures are treated as cancellations for the unused nights. No refunds are provided for early departures. We recommend travel insurance that covers trip interruption.
While we don't sell travel insurance directly, we strongly recommend purchasing comprehensive travel insurance that covers trip cancellation, interruption, medical emergencies, and property damage. We can recommend trusted providers if needed.
Property & Amenities
Yes, all photos are accurate representations of the properties. We use professional photographers and update images regularly. If any significant changes occur to a property, we update the listing immediately.
Yes, all our villas have WiFi included. Connection speeds vary by location, but we ensure all properties have reliable internet access suitable for streaming and remote work.
Pool heating varies by property. Some villas have heated pools included, others offer heating for an additional fee, and some have unheated pools. Check your specific villa listing or ask our team for details.
Pet policies vary by property. Some villas welcome pets with prior approval and potentially an additional cleaning fee, while others do not allow pets. Please inform us at the time of booking if you plan to bring a pet.

Location & Getting There
We provide detailed directions and GPS coordinates for all properties. We can also arrange airport transfers, car rentals, or private drivers. Our local team is available to assist if you need help finding the property.

This depends on the villa location and your plans. Some beachfront properties are walkable to restaurants and activities, while more secluded villas benefit from having a car. Our team can advise based on your specific property and interests.
Most Puerto Rico villas are accessible from Luis Muñoz Marín International Airport (SJU) in San Juan. Vieques and Culebra require a short flight from SJU or ferry from Ceiba. We provide specific airport and transfer information for each property.
